The average-sized property requires an inspection that lasts between 30 and 40 minutes.

And includes the inspection of the following items:

  • Orientation of property.
  • Central heating system including boiler and associated controls.
  • Property measurement — size and layout. Type of construction including wall, floor, roof.
  • Loft insulation
  • Windows type-Glazing type — PVC or timber — year of installation.
  • Loft conversion — completion certificate (If available!)
  • Lighting (Only LED and CFL lamps are low energy lighting) Halogen bulbs are not low energy
  • Wall insulation - cavity insulation certificate required when there are no visible signs of insulation -
  • Internal/external insulation must be confirmed by documentary evidence or visual evidence.
  • Solar PV installations — MCS certificate required (If available!)
  • The Certificates will also give the properties an 'Environmental Impact' rating by indicating its carbon dioxide emissions.
  • There will also be a list of cost-effective actions to improve the building's rating.
  • The potential rating is based on all the recommendations being implemented.
